We provide an obligation-free quote with transparent fees, so you understand costs from the outset. The exact cost can depend on the property and complexity, and we will explain what is included.
What is included in your conveyancing service?
Our service includes guidance from contract stage through to settlement, coordination with the other parties, and clear advice at each milestone. Searches and disbursements may vary depending on your matter and will be explained.
What are disbursements?
Disbursements are third-party costs paid during the matter, such as search fees and certificates. We will outline expected disbursements and explain what they are for.
How will you keep me updated?
We provide regular updates and clear communication, especially around exchange and settlement timing. If something requires a decision, we will explain options and next steps.
Do you offer after-hours appointments?
Yes. We offer after-hours appointments, and we can also provide mobile conveyancing where we meet you at your home or workplace when it suits.
Do you offer mobile conveyancing?

Can you provide an electronic service?
In many cases, yes. We can provide a fully electronic service where appropriate, while still keeping the process clear and personalised.
How long does conveyancing take?
Timeframes vary based on the type of transaction, contract terms, finance and any special conditions. We will confirm expected timeframes early and keep you informed if anything changes.

Buying FAQs
When should I engage a conveyancer when buying?
Ideally before you sign anything. That way we can review the Contract for Sale, explain key terms and conditions, and help you understand any risks or timeframes before you commit.
Can you review a contract before I sign?
Yes. We can review the contract, explain the key clauses in plain English, and advise you on any special conditions, inclusions, timeframes and practical next steps.
What is the cooling-off period and do I always get one?
A cooling-off period may apply to some private treaty purchases, but not in all circumstances. For example, auctions generally do not include a cooling-off period. We will confirm what applies to your purchase and your options.
How much deposit do I need to pay?
Deposits are commonly 10 percent, but this can vary depending on the agreement reached with the seller. We can explain how the deposit works, when it is paid, and what is negotiable.
What searches and enquiries are done when buying?
Searches and enquiries help confirm key information about the property and identify issues that may affect ownership, use or future resale. The specific searches can vary depending on the property type and location, and we will recommend what is appropriate for your matter.
What does “exchange of contracts” mean?
Exchange is the point where the contract becomes binding and key dates are locked in. We will guide you through what needs to happen before exchange, and what you should and should not do at that stage.
How long does settlement take?
Settlement timeframes vary and are usually agreed in the contract. Many matters settle within a standard timeframe, but finance approval, special conditions and negotiations can affect the timing.
Do I need building and pest inspections?
These are common for houses and can be useful for identifying issues early. Whether they are appropriate depends on the property, your risk tolerance and your contract conditions. We can discuss options and how inspections may be handled in the contract.
Can you work with my broker or lender?
Yes. We regularly liaise with lenders and brokers to coordinate finance requirements and ensure documentation and timing align with your settlement date.
Can I buy and sell at the same time?
Yes. We can manage both matters and help coordinate critical dates and communication to reduce pressure and avoid unnecessary risk.
Selling FAQs
When should I engage a conveyancer when selling?
Before you list, if possible. Early engagement allows time to prepare the contract properly and address issues upfront, which can help avoid delays once a buyer is found.
Can you prepare the Contract for Sale?
Yes. We can prepare or review the contract and supporting documents, confirm inclusions and conditions, and help ensure you are ready for buyer enquiries.
What information do you need from me to start a sale?
We typically need the property address, owner details, agent details, your preferred timing, and any mortgage information (if applicable). We will guide you through identification and any documents required for your contract.
What happens after a buyer is found?
Once a buyer is serious, we manage enquiries, negotiate any amendments where required, and guide you through exchange and settlement steps while coordinating with the agent and the buyer’s representative.
What is a mortgage discharge and how long does it take?
If there is a mortgage on the property, your lender must provide discharge documents before settlement. Timeframes vary by lender, so it is best to start this process early. We will assist with the steps and timing.
What if the buyer requests changes to the contract?
It is common for buyers to request amendments or additional clauses. We will explain what is being requested, advise you on options, and negotiate practical outcomes where appropriate.
Can I sell without attending in person?
In many cases, yes. We can assist with a fully electronic process where appropriate, while still keeping everything clear and personalised.
What if my settlement date needs to change?
Changes can sometimes be negotiated, depending on the contract and both parties’ circumstances. We will advise you on what is possible and help manage the process.
Can you help if I am selling and buying in the same timeframe?
Yes. Coordinating two transactions is common, and we can help align key dates and keep the communication consistent to reduce stress and last-minute surprises.
